of an appointment to view a listed rental does NOT place a hold on the home. Homes are offered on a first come/first
served basis. Deposits are for particular homes. If you place a deposit on a home and then change your mind, you
forfeit your deposit.
for Potential Tenants
Typically, any rentals, that are secured in advance, are for a 3 to 6 month lease. I do generally have short term rentals,
however, I don’t usually know of the availability more than approximately 30 days in advance.
The typical price range for the rentals is between $1000.00 - $2000.00
per month on an average, plus 12% tax. All rent is collected up front along with the taxes. Tax on rent may be avoided
on leases where the rental period is no less than 6 months and 1 week. This 12% tax is the same tax that is paid by hotels
and motels in the area. It consists of 7% Florida state sales tax and 5% Manatee county resort tax. All of the rentals that
we handle through Harry Falck Realty are individually owned. Each is fully furnished with dishes, linens, cookware, silverware,
and a television. All of the homes have microwaves as well. If you are interested in renting a home, but are unavailable to
view it in person, then we will be happy to show the home to family or friends as well as email pictures of the residence.
No mail is delivered to the homes in Trailer Estates. You will need to secure a Post Office Box at the Post Office after your
arrival for forwarded mail. A $500.00 deposit is required to place a lease on a seasonal property. An additional deposit in
the amount of the balance of two month’s rent will be due two months prior to occupancy. The balance of the rent and
the entire amount of taxes will be due upon occupancy. Should you not be able to fulfill the lease, then the deposit will
be forfeited at the owners' discretion. Trailer Estates Park will charge a $50 application fee for all tenants. Pool fob deposits
are $75 with $50 being returned when the key is returned to the Park.
Occupancy over a holiday or weekend require you to make advance arrangements
with our office in order to obtain a key or have a key left for you at the residence.
NO KEYS WILL BE RELEASED TO TENANTS WITHOUT RECEIPT OF FULL PAYMENT ACCORDING TO
Homes sold during your occupancy, are subject to the lease in place. Sales prior to occupancy
are at the new owners' discretion.
